A commercial make good is when a tenant needs to return a property or space, to its original condition before handing back the keys at the end of a lease. Leaving the property in a clean, tidy and fresh state is paramount to end of lease negotiations and agreements.
Recently, we were commissioned to undertake a commercial office make good on 1 tenancy of approximately 170m2. We had to bring the area back to its original state of 2 smaller tenancies.
We started with the removal of all furniture, workstations and joinery. This is a big task in itself, as everything has to be removed carefully without damage or destruction. Starting this project with a thoroughly cleaned area was important for the overall success of the works. We then had to strip out all the electrical and data cables, with care and preciseness too.
When we had a clean slate to work with, we then installed the new flooring. After many years in use, the existing flooring was worn, unclean and unsuitable. We worked closely with our client to choose the best flooring solution for the office space. Different spaces require different types of flooring, so it’s important to make the right choice. Flooring is not something that can be easily changed again later. We also needed to conduct some ceiling works to bring it back to its original condition.
Then the painting begun. End of lease painting is essential. It’s always a good decision to repaint a commercial space when vacating, otherwise you could face financial issues later on. A fresh lick of paint ensures:
- You leave the tenancy on good terms
- The space is left in the best possible condition for the owners and the new tenants
- You’ve met the conditions of your make good obligations (where relevant)
Once this was complete, we had to split the area into 2 tenancies. We did this by installing a dividing partition wall between the 2 zones. Not only was the space split into two, we also had to ensure the services were split for 2 tenancies as well. Finally, we installed the emergency exits and lighting.
