What is the difference between a Commercial Fit Out and a Renovation?

When it comes to Commercial Fit Outs and Renovations, the two can be easily confused. While there are similarities, they are not the same thing. Here, we break down the key differences between the terms so you can decide what’s best for your next project.

Commercial Fit Outs involve converting an existing space ready for occupation or habitation. This is often used where the base or foundation construction, often referred to as the shell, is completed by the developer or building owner. The occupant of the space then needs to complete the internal layout, design, functionality and servicing of the building to meet specific requirements. Examples include office spaces, retail shops or even co-working environments.

The internal layout of a Commercial Fit Out can include customisation of the design, furniture, furnishings, fittings, flooring, windows, doors, shelving and everything in between. There are several different types of fit outs:

  1. Shell & Core: this is the most fundamental type of fit out and it involves ensuring the concrete structure of the building is fit for its intended purpose. This includes basic electricals.
  2. Category A: After the ‘shell’ is ready, a category A fit out prepares all the internal rooms (without the furniture or furnishings).
  3. Category B: the third type is here all the final details are added such as furniture, décor, paintwork and all the required trimmings to make the space as comfortable and productive as possible

A renovation, on the other hand, relates to renewing an older lived-in space. Renovations more commonly occur when the older lived-in space becomes outdates or lacks the usability required to make it a productive space. Its main purpose is to restore a current space while giving it new life and a fresh condition.

It is important to note that the term ‘Fit out’ is usually used in relation to commercial interiors, while the term ‘renovation’ is more commonly used in reference to residential home interiors.
